Why the finish decides everything
A single all-purpose cleaner poured into a bucket and dragged across every room is how most floors are ruined slowly. What is harmless on porcelain will etch marble. What cleans vinyl beautifully will swell laminate at the joints. Water that a ceramic floor shrugs off is the main enemy of parquet.
So the first thing we ask is what you are standing on. If you are not sure, a close photo in daylight is usually enough for us to tell.
Ceramic and porcelain tile
The most forgiving floor in the house. Glazed ceramic and porcelain tolerate almost any household detergent, take proper wetting without complaint, and are hard enough that normal traffic does little to them.
The tile is rarely the problem. The grout lines are. Grout is porous, sits slightly below the tile surface and catches everything the mop pushes into it, which is why a floor that looks clean up close reads grey from across the room. That is a separate task and it is covered below.
Marble, stone and terrazzo
Natural stone is very common in Amman. Marble and limestone floors, stairs and thresholds turn up in homes all over the city, and it is the finish most often damaged by cleaning.
Marble and limestone are acid-sensitive. Vinegar, lemon juice, and acidic bathroom or limescale removers react with the stone and etch it: a dull, slightly rough patch where the polish used to be. It is not a stain and it does not wash off, because the surface itself has been eaten away. The same applies to many supermarket products marketed for descaling.
Marble and stone therefore get a pH-neutral cleaner and nothing else, applied with a well-wrung mop and taken off before it can pool. Terrazzo behaves the same way, since it is stone chips in a binder, and is treated identically.
Parquet, wood and laminate
On parquet and engineered wood the enemy is standing water. Water that sits in a seam soaks into the board edge, lifts the veneer and leaves a dark line that never fully goes. So the mop is barely damp, wrung until it feels almost dry, and used with a cleaner formulated for sealed wood, and the floor is dry within a minute or two of the mop passing.
Laminate looks like wood and is not. It is a printed layer over a fibreboard core, and that core swells irreversibly if water reaches it through the joints, leaving raised, chipped edges. It gets the same barely-damp treatment as wood, and no steam.
Vinyl, LVT and concrete
Vinyl sheet and LVT are water-tolerant and easy to clean, but they scratch, so the grit has to come off before the mop goes on. Avoid harsh solvents, which can soften the wear layer.
Polished concrete is durable and, like stone, prefers a pH-neutral product; acids will dull the polished surface over time. Sealed concrete cleans quickly, but it shows every drying mark, so it needs the water taken off evenly rather than left to evaporate in puddles.
How the floor is cleaned
Dry pass first
Sweep or vacuum the whole floor before any water touches it. Grit dragged under a wet mop is what scratches floors. Every fine scratch on a hard floor was put there by something that should have been picked up first.
The right solution
The product is chosen for the finish, diluted as directed, and mixed fresh. Over-dosing detergent leaves a film that attracts dirt faster than before.
Two buckets
One bucket holds clean solution, the other takes the rinse. With a single bucket the mop goes straight back into the dirt it just lifted and redeposits it, thinly, over the whole floor.
Edges and drying
Perimeters, corners and skirting lines are done by hand, then the floor is left to dry evenly with the room ventilated.
Grout lines, edges and corners
A mop head is wider than a corner and softer than a grout line, so both get missed by design. Skirting lines collect a dark band of dust that no amount of mopping removes, and it is one of the biggest visible differences between a floor that has been mopped and a floor that has been cleaned.
Grout cleaning is slower work: a stiff brush along each line, section by section. It is worth booking as its own task rather than expecting it inside a quick visit, and on a large tiled area it is usually part of a deep clean.
Where cleaning stops and restoration begins
If marble has gone dull across a whole area, or has etch marks and scratches through the polish, cleaning will not bring the shine back. Restoring it means mechanical polishing or crystallisation with abrasives and machinery. That is a restoration trade, not a cleaning visit, and we will say so rather than take a booking that cannot succeed.
The same applies to grout that has discoloured all the way through, which needs regrouting, and to wood with water damage already in the boards.
Rugs and carpets laid over the floor are not floor cleaning. They are furniture cleaning, they need extraction equipment, and they are booked separately.
